We want you to enjoy our park while you are making it your home. You will find that we will try at all times to give you the best accommodations possible in our spacious lots.

It is our main concern, along with your comfort, that you enjoy good health. Our combined efforts….yours and ours…. will help to make Twin Haven Estates a. pleasant place in which to live.

Twin Haven Estates is licensed to operate as a Mobile Home Park. Therefore, we must at all times conform to the local and state regulations. Our joint cooperation in following our rules and those of the State Board of Health, will enable you to have a healthy, comfortable home, and to make Twin Haven Estates a place in which you will be proud to live.

RENT-DEPOSIT:

  1. All tenants must sign the Twin Haven Estates lease agreement. Monthly rents and security deposit are due on the first day of each month. If rent is not received by the fifth day of each month, a penalty of 12% will be added if five days have gone past, in addition to the unpaid balance,must be paid. A $20.00 charge will be added for NSF checks.
  2. Lots are not transferrable and mobile homes cannot be rented out.
  3. Notice to vacate must be given thirty days in advance, on the first day of the month.
  4. Electricity, water, sewer and gas connections are the responsibility of the tenant. All connections and winterizing of the water lines must be made in accordance with the State of MN and HUD codes. All fees will be paid by the mobile home owner. It is the responsibility of the tenant to make sure that the heat tapes for the water riser and the water lines are plugged in during cold weather.

HOME AND LOT MAINTENANCE:

  1. All mobile homes shall be parked on or pulled from the lots under the supervision of the park manager/owner.
  2. All mobile homes and lots must be attractively maintained at all times.
  3. Lots may not be altered or dug upon without written permission.
  4. Management reserves the right to approve or disapprove plans for additions, canopies, storage sheds, TV antennas, fences erected on the premises. Permits, when required, are to be handled and paid for by the Lessee.
  5. Lawns must be mowed once a week and watered when necessary.
  6. Homes must be properly skirted within 30 days after arrival unless other arrangements have been made in writing with the manager. The entire home, including hitch if not removed, must be skirted with metal, vinyl or other material approved in writing by management
  7. Portable or folding style clothes poles will be allowed in the rear 1/3 of the Lessees yard. They must be collapsed when not in use.
  8. All walkways, public and private, must be kept clean in summer and free of ice and snow in the winter.
  9. No campers, water craft, trucks, trailers or unused cars will be parked within the residential area of the park longer than 24 hrs. unless granted permission by management.
  10. Parking of vehicles shall be in places designated by the park management. No parking on lawns, no double parking, and no parking in spaces reserved for others will be permitted. Residents are responsible for their guests parking in designated areas only.

GARBAGE:

  1. This means regular weekly household garbage such as paper, foods, glass and tin cans, etc_ All garbage must be wrapped securely in plastic bags.
  2. This does not include appliances, furniture and any large items, removal of these items is the responsibility of the Lessee.

OPERATION AND MAINTENANCE OF MOTORIZED VEHICLES:

  1. Speed limits within the park shall not exceed ten (10) miles per hour. A state statue specifically prohibits speeds in excess of ten mph.
  1. Quiet must be maintained from 11:30 p.m. to 7:30 a.m.. Loud parties will not be condoned.
  2. Snowmobiles, motorcycles, motor scooters, three and four wheelers must be regulated to minimize disturbances. Racing such vehicles in the park is prohibited. Please hold noise down to a minimum.
  3. Repair work on all vehicles must be done away from and out of the park. Absolutely no changing of oil will be allowed in the park. No repair work allowed on the roadway, parking area or lawn.
  4. Inoperative, abandoried or improperlyparked vehicles will be removed from the park at the vehicle owner’s risk and expense.
  5. At the park managers request, vehicles shall be moved to permit maintenance or repairs to streets, parking areas and utilities in the park. During snow removal all vehicles shall be moved to allow manager to remove the snow from the street.

RESIDENTS CONDUCT:

  1. Tenants will be held responsible for the children under their custody and control at all times for their actions and damage caused by them. They are to obey these rules and regulations and not trespass on the other Lessees lots without the permission of said Lessee.
  2. No person shall engage in noisy, unruly or abusive conduct on the premises of the park.

GENERAL:

  1. No pets will be allowed without the approval of the manager. Smaller variety (house) dogs will be allowed only. Pets will not be allowed to run loose in the park and must be kept on a lease at all times. Pets cannot be left unattended outside.
  2. All goods and personal property of any kind in or upon the leased premises shall be the sole responsibility of the Lessee and in no event shall Lessor be liable for any loss or damage to said goods or property. This includes damage due to fire, theft, accidents or other acts on park property.

SALE OF MOBILE HOMES:

  1. The management reserves the right to require a purchaser of a mobile home presently located in the park to make application in person with the manager and be approved by the management before taking possession, if mobile home is to remain in this manufactured housing park.
  2. Upgrading or repairs of the mobile home, skirting, storage sheds, steps may be required to bring home being said into compliance with the present park standards. All rents, fees and payments which are due must be paid before transfer of ownership.

CHANGE IN PARK RULES AND REGULATION:

  1. These rules and regulations may be changed, amended or added to by tie owner upon sixty (60) days written notice to the Lessee.

ENFORCEMENT OF RULES AND REGULATIONS:

  1. Violations of these rules may be grounds for eviction as provided in your lease agreement.
